Located in the Fairview neighbourhood, the project introduces a refined residential tower that adds much-needed density while responding thoughtfully to its urban context. A carefully articulated four-storey brick-clad podium establishes a strong horizontal datum aligned with surrounding apartment buildings, anchoring the slender tower above and reinforcing a comfortable pedestrian scale.

The architecture expresses a clear vertical–horizontal dialogue: a strong vertical window element connects the podium, tower, and rooftop, marking the main entry and unifying the composition. The tower’s high-performance glazed façade and insulated metal panels create a contemporary, lightweight expression above the textured masonry base.

Amenity spaces are positioned to encourage social con-nection. The podium roof integrates private terraces and an amenity garden supporting urban agriculture. Together, these design strategies create a cohesive architectural re-sponse that balances density, livability, and environmental performance within the evolving Broadway Corridor.
