Leveraging its prime West End location, this 32-story residential tower delivers 180 homes, including below-market and secured market rental units, supporting the City’s housing and affordability goals. The design balances the scale of surrounding high-rises with the finer grain of adjacent heritage homes, presenting a strong tower from a distance while maintaining a neighbourhood-appropriate character at street level.
A key move is the Level 3 amenity setback with over-height glazing, creating a horizontal break aligned with neighbouring rooflines. This reduces the tower’s perceived street-level scale while preserving its vertical presence in the skyline.
Embracing a “tower-in-the-park” concept, setbacks beyond the tower footprint allow the building to meet the ground cleanly. Transparent lobby glazing and a landscaped urban forest reinforce openness and a visual connection to the public realm.
Along Pacific St, the design enhances the streetscape by lowering the entrance to street level, removing portions of the existing retaining wall, and introducing townhomes and layered planting that increase activity, privacy, and pedestrian engagement.
